The Strata Management department of David M Williams Real Estate Pty Limited was established in 1986 to provide an exclusive strata management service for the Singleton and surrounding areas. We remain the only real estate agency in Singleton to offer Strata Management with our portfolio covering Singleton, Scone, Muswellbrook, Denman, Maitland, Raymond Terrace, Nelson Bay, Newcastle and Sydney.
We pride ourselves on the fact that we have very low staff turnover which allows us to be in a position to offer our clients continuity of service which is often lacking in the strata industry.
We also pride ourselves on the superior level of personalised service which our clients receive. Regular communication with Executive Committee members on matters in progress is a priority which allows for a mutually beneficial working relationship.
All owners receive clear and concise statements of income and expenditure on a quarterly basis and we offer payment of levies via the DEFT payment system which allows owners to choose the payment option that suits best:
by phone or internet with all major credit cards or by Customer Initiated Direct Debit
via BPAY from a cheque or savings account
at Australia Post with cash, cheque or EFTPOS
Locked Bag for mail payments by cheque.
We are members of the Real Estate Institute of NSW, the National Community Titles Institute and the Strata Community Australia. We attend regular training to stay up to date with the constant changes in legislation.
Our Strata Management staff are trained as Authorised Representatives of the 2 leading insurers of Strata Schemes, CGU Insurance and Corporate Home Unit Underwriters. We can arrange insurance policies for your Owners Corporations and handle claims when necessary. We can also arrange your own Landlords Insurance.
Fee for Service
At David M Williams Real Estate we can offer Owners Corporations our "Fee For Service" management arrangement. Owners can choose which duties they would like to perform themselves therefore reducing the cost of ongoing management fees. For example this can be particularly beneficial where 2 lot schemes are in existence. Owners can choose to arrange their own repairs and maintenance whilst we carry out all of the routine administration tasks. This has the advantage of minimizing costs for the Owners Corporation whilst ensuring books and records are kept in accordance with current legislation.
